I've looked further back into the directory, Priscilla (May) is listed under Trades, Letters Of literally means in alphabetical order.

Perhaps it is the Pilditch family who put the house up for auction for Priscilla to buy in 1895, son Lee Pilditch is still listed there in 1893?

Eliza Chaplin from Wimborne Dorset is Alice (Grace Courtenay's) lodging house keeper in 1901 at 13 Finborough Road- Eliza doesn't list on the electoral register or in any directories for renting her apartments - why would she have no electoral register or not be advertising when Priscilla (Mrs May Jezard) is on the electoral register and advertising her apartments at 133 Finborough Road. I wondered if Eliza Chaplin could be Alice's missing sister (not found on the 1901 census) but Eliza Chaplin has a history.

W Warlters the money lender is quoting 133 Finborough Road in his 1893 advertisement - why is he advertising in a Scottish newspaper?

I wonder if Priscilla was looking after Violet, Horace and Claude so that their mothers could work, or if Claude's father Enrique was paying for Annie's rent and how long Annie and Claude lived there - if Enrique lived with his family and just visited - or lived at 133 Finborough Road with Annie, we'll never know. Annie is a servant in 1901, Enrique and Claude not found on the 1901 census.

Priscilla died in 1900 and Horace and Violet were sent away to Southend, while Alice (Grace Courtenay) is living at 13 Finborough Road living on own means, why not keep Horace with her and even Violet her niece? Horace lived with Alice (Grace) and her husband Herbert Solomon later on, we don't know if from their marriage in 1901.

Horace and Violet are at 78 Hamlet Court Road, Westcliffe College For Girls, Southend which closes in 1901 after the 1901 census, the daughters of the boarding school owner Agnes Shepherd open another school Dalmore Young Ladies College at 59 Hamlet Court Road until 1906 when they both marry - did Horace and Violet transfer to this school, will never know. Violet is not found in the 1911 census.

Horace was actually born on 2 January 1893 so Herbert and Grace have mislead the school so that Horace can stay for the full time at the Upper School or to prevent Horace’s identify from being found out.
Herbert, Grace and Horace are living at 6 Charleville Mansions as shown on the London Electoral Register and live there until 1911 when they move to Kew by the 1911 census.
Horace's 'father' is Solomon H L Courtenay - a combination of his step-father Herbert Lewis Solomon and his 'father' 'H Courtenay' on Horace’s marriage certificate.
Was Horace's unknown father a benefactor to the school?
Did other illegitimate sons go to this school from aristocratic and Gaiety Girl liaisons

You can't rely on these entries being completely accurate, but that suggests that the house had more than five rooms any of which might have been occupied by itinerants (salesmen, actors etc.) who weren't at the property on the night of the census or people who didn't want to confirm their addresses, there are all sorts of reasons for this, for instance many suffragettes refused to fill in census forms for their own names but would fill in their servants' details to prevent them from being prosecuted.

Possibly, but that's just supposition, without the sales documents you can't prove that, and just because the Pilditch's lived there doesn't mean they owned it.

Eliza, as a woman, may not be eligible to vote or may not want to (many women didn't). She may not have needed to advertise her rooms in publications or may not have wanted to pay the fees. A simple sign in the window, or word of mouth, or the use of an agency, as rooms became vacant would have sufficed.

Why not? The paper might be part of a group and he put ads in the group rather than the individual papers. Experience may have shown him that was a good place for him to find customers. He may have advertised all over the place but those ads haven't been found. He may have had ties with that area. He may be running scams and Scotland was a faraway place. But that is all supposition, all we know for sure is that he did advertise there.
